Your patients trust you with their care, and your building should earn that same trust the moment they walk in. For more than 20 years, Summit Design + Build has planned, permitted and built healthcare spaces across Chicagoland, from medical suites in Loop high-rises to new clinics in the suburbs. Our team works out of 1036 W. Fulton Market, close to your site. We handle the compliance, coordination and construction so you can stay focused on your patients and open on schedule.
- A Chicago facility patients trust the moment they walk in
- An on-time opening day with no costly delays
- We handle ADA, HIPAA, and infection control compliance
Why Healthcare Projects in Chicago Stall, and How to Avoid It
Chicago medical builds rarely go wrong on the big decisions. They slip on the details:
- a plan review comment nobody expected
- a landlord’s freight elevator schedule
- a medical gas vendor who is booked out
- a January pour
Contractors without healthcare experience find these problems mid-project. By then your lease is running and your staff is waiting.
The industry data agrees. In the 2024 Hospital Construction Survey, close to half of respondents reported delays on three-quarters or more of their recent projects.
Sound familiar?
- A contractor who treated your exam rooms like a standard office build-out
- A past project that went over budget or missed its move-in date
- Evenings spent answering construction emails instead of finishing charts
If so, it’s time for a different kind of builder.
Healthcare Buildings We Construct Across Chicagoland
Clinics & Offices
Primary care, family medicine and specialty practices such as orthopedics, dermatology and plastic surgery all depend on smooth patient flow. We plan check-in, exam room layouts and staff areas so patients move easily through each visit. Every clinic is built to be ADA accessible and private from day one.
Procedures & Diagnostics
Ambulatory surgery centers, procedure rooms and MRI, CT and X-ray suites leave no room for error. Air pressure control, medical gas, shielding and backup power have to be right the first time. We coordinate these systems early with your equipment vendors and inspectors, so your opening date holds.
Dental, Rehab & Veterinary
Dental offices need gas and suction lines at every chair. Physical therapy clinics need open, durable floor space, and animal hospitals need washable surfaces and separate air systems. We plan for these details before construction starts, so the finished space works for the people who use it every day.
Whether you're building out a new suite in the Loop, renovating a practice in the suburbs, or starting a ground-up medical center anywhere in Chicagoland, Summit brings the same team and process to every project. We handle the planning, permits and construction, so you can stay focused on your patients.
You Let Your Chicago Contractor Carry the Construction Load
Your job is patient care. Ours is everything between the signed lease and the first appointment. That means working through plan review with the City, following building management rules and sequencing trades so infection controls stay in place.
You get clear weekly updates and decisions explained in plain language, not a crash course in construction. That’s how The Summit Process works.

Frequently Asked Questions About Our Construction Services
Have a question that isn't answered below? Visit our full FAQs page or reach out directly.
How long does a medical office build-out take in Chicago?
It depends on size, scope and permit path. A simple tenant improvement moves much faster than an ambulatory surgery center, which may also need state approvals. You’ll get a timeline for your specific project during preconstruction.
Do you handle City of Chicago building permits?
Yes. We coordinate submittals with your design team, answer plan review comments and schedule inspections so permitting doesn’t hold up your opening.
Can you build inside or next to an occupied clinic?
Yes. Our Infection Control Risk Assessment (ICRA) plans cover dust barriers, negative air pressure and phased work. That keeps patients and staff safe while you stay open.
Do you build in the Chicago suburbs?
Yes. We work throughout Chicagoland, including recent healthcare projects in Elmhurst.
Which delivery method is right for my project?
- General contracting fits if your drawings are done.
