Your operation runs on tight margins and tighter schedules, so your building can’t be the thing that slows you down. Summit Design + Build has spent more than 20 years building warehouses, production plants and food facilities across Chicagoland, from Pilsen to Bolingbrook. We plan every detail around the work inside, so you can move in and start running.
- A facility designed around your workflow, not a generic floor plan
- No production downtime waiting on a delayed contractor
- Site logistics, utilities, and code compliance handled before they become your problem
A Bad Contractor Doesn’t Just Cost You Money. It Costs You Uptime.
Plenty of contractors can pour a slab and raise walls. Far fewer think about what happens once your team moves in and the real work begins. In Chicago, that’s when the expensive mistakes show up:
- Aisles too narrow for your forklifts, often in a converted Kinzie or Pilsen building that was never laid out for modern racking
- Too few docks for your trailers, or a truck court too tight to turn them on a city lot
- Electrical service too small for next year’s equipment, with a ComEd upgrade that can take months to schedule
- Dock seals and heating that can’t handle a January cold snap, so your crew loses time and your product is at risk
Chicagoland is one of the busiest freight and manufacturing hubs in the country. Newer buildings along I-55 and I-80 keep raising the bar, and every slowdown hands ground to a competitor. A building that looks finished but works against your operation costs you in overtime, missed shipments and lost customers, every single day.
Sound familiar?
- A “finished” building that needed rework before you could use it
- Dock, power or clear-height decisions made without your input
- Permit, stormwater or utility delays nobody warned you about
- Hours spent managing contractors instead of running your business
If any of these hit close to home, you’re not alone, and you don’t have to go through it again. Summit has built industrial space across Chicagoland for more than 20 years, and we plan around your operation from the first conversation. You get a building that works the day you open it. Let’s talk.
Industrial Construction Services Across Chicagoland
Summit provides general contracting, construction management and design-build services for industrial projects of every size.
Warehouses & Distribution
Distribution centers, warehouses and multi-tenant business parks, from the O’Hare market to the I-55 and I-80 corridors. We plan dock counts, clear heights, truck courts and racking layouts around your volume and growth plans, so goods move in and out without bottlenecks.
Manufacturing & Production
Production plants, fabrication shops and process facilities, including expansions inside buildings that stay in operation. Heavy electrical service, process piping, ventilation and equipment foundations are coordinated with your vendors before the slab is poured, so your lines start on schedule.
Food & Cold Storage
Food and beverage plants, commercial kitchens, and refrigerated and freezer warehouses. These spaces need washdown-ready finishes, insulated panels, proper drainage and refrigeration built to food safety standards. We’ve delivered them for Chicago brands like Eli’s Cheesecake, Vienna Beef and Gotham Greens.
Whether you're leasing a shell in Bolingbrook, expanding a plant in Schiller Park or building new along I-80, Summit brings the same team and process to every job, including office and break room build-outs inside industrial space. We handle permits, utilities and construction while you keep your business running.
An Industrial Contractor That Plans Around Your Operation
You know throughput, inventory and margins. You shouldn’t also have to master Chicago zoning, environmental permitting and utility coordination.
We ask about your equipment before it’s ordered, your traffic flow before the slab is poured, and your growth plans before the walls go up. That’s how The Summit Process works.
The Industrial Construction Team Chicago Operators Rely On
For more than 20 years, Summit has built warehouses, plants and food facilities across Chicagoland. That work has earned regular praise and recognition from Engineering News-Record. And we didn’t earn it with one standout project. We earned it by bringing the same planning, communication and follow-through to every job, whether that’s a cold storage build-out in the Stockyards or a distribution center off I-55. Meet the team that will be on your site, or see why industrial clients choose Summit.

Why Chicago Businesses Hire Summit for Industrial Construction
Chicago Permits, Zoning and Utilities, Handled
Chicago industrial projects run through city zoning, building and fire codes, MWRD stormwater rules, and service upgrades with ComEd and Peoples Gas. We manage every approval so permits keep moving. See our case studies.
Budgets Priced on Today’s Chicago Market
National cost guides miss what steel, concrete and skilled trades cost here today. Our preconstruction services price your project on current Chicago numbers and flag risks early, so the budget you approve holds through closeout.
Schedules Built Like Production Plan
Late buildings mean idle crews, missed shipping windows and broken contracts. Our construction management team tracks every milestone and resolves risks before they become delays, so you start operating when planned.
Heavy Power, Process Piping and Refrigeration, Coordinated
Plants and warehouses depend on high-capacity electrical, process piping, dock equipment, refrigeration and ventilation. We sequence every trade on one schedule so systems are tested, certified and ready before your first shift.
Design-Build for Faster Industrial Projects
With design-build, one team owns design and construction. Layout decisions get real-time pricing, change orders drop, and you move from first sketch to first production run with fewer handoffs and less risk.
One Project Manager From Kickoff to Handoff
You won’t chase updates or explain your project twice. One project manager owns your build from start to finish and answers when you call. Our general contracting team can show you how.
Your Chicago Industrial Build in Three Steps
1. Show Us How You Operate
Share drawings, a sketch or just a description of your process. We start with your equipment, throughput and growth plans, then talk square footage.
2. Get a Real Budget and Schedule
Preconstruction turns your operational needs into pricing and a permit plan based on your site and current Chicago costs.
3. Start Running on Day One
We manage the trades, inspections and equipment installation. You move into a compliant facility that’s ready for full production.
Chicago Industrial Construction FAQs
Have a question not covered here? Visit our full FAQs page or reach out directly.
Can you build food-grade and cold storage facilities?
Absolutely. Summit has built food production and refrigerated spaces for Chicago brands like Eli’s Cheesecake, Vienna Beef and Gotham Greens. We deliver washdown-ready finishes, insulated panel systems, proper drainage and refrigeration built to support your food safety program.
How long does an industrial construction project take in Chicago?
It depends on size, scope, permit path and utility needs. A warehouse interior build-out moves much faster than a ground-up plant with new electrical service. Summit gives you a schedule for your specific project during preconstruction. That schedule includes permit and utility timelines, not just construction time.
Is permitting different in Chicago than in the suburbs?
Yes. Projects in the city go through the Chicago Department of Buildings and city zoning. Suburban projects follow each municipality’s own codes, review process and inspectors. Summit works in both, and we plan your schedule around the requirements where you’re actually building.
Can you turn an older Chicago building into modern industrial space?
Many of Chicago’s older masonry industrial buildings can be reworked for today’s operations with structural upgrades, new docks, better power and modern fire protection. We assess what the building can support before you commit. Learn more about our adaptive reuse work.
How do you handle winter construction in Chicago?
We plan for it from the start. Concrete, roofing and exterior work are sequenced around the weather, and we use temporary enclosures and heat to keep interior work moving. Your schedule accounts for Chicago winters instead of being surprised by them.
Do you coordinate utility upgrades with ComEd and Peoples Gas?
Yes. Utility upgrades are one of the most common causes of industrial delays. We identify your power and gas needs early, submit requests quickly and track them alongside construction so your service is ready when your equipment is.
What about stormwater and site requirements?
Larger site projects in Cook County may need to meet MWRD stormwater rules, and suburban sites often have local requirements as well. We coordinate with your civil engineer early so drainage and detention requirements don’t hold up your permits.
Can you work while our facility stays in operation?
In short, yes. We phase construction around your production shifts and set up work zones that protect employees, product and equipment. We also schedule utility shutoffs in advance so your operation is never caught off guard.
Do you offer energy-efficient industrial construction?
Yes. LED lighting, high-efficiency HVAC, better insulation and solar-ready roofs can lower operating costs for years. We’ll show you which upgrades pay off for your building. See our sustainable construction services.
What do I need to get started?
Not much. A site address, a rough layout or just a description of your operation is enough. We’ll ask about your equipment, volume and timeline, then outline a realistic path forward.
What Chicago neighborhoods and suburbs does Summit build in?
Summit builds industrial facilities across Chicago and its surrounding suburbs, from dense city corridors to large-format distribution hubs along the interstates. Our work spans:
- Pilsen and the Lower West Side
- Kinzie Industrial Corridor
- Back of the Yards and the Stockyards Industrial Corridor
- Clearing, Bedford Park, and the Midway area
- Chicago’s Southeast Side and the Calumet region
- The O’Hare market: Elk Grove Village, Schiller Park, Franklin Park, and Bensenville
- The I-55 corridor: Bolingbrook and Romeoville
- The I-80 corridor: Joliet, Elwood, Minooka, and Channahon
Each area comes with its own permitting path, site conditions, and building stock. Summit plans around those differences from day one, so your schedule and budget reflect where you’re actually building.
Build a Facility That Keeps Up With Your Business
The best industrial buildings fade into the background of a smoothly running operation. You get trucks in and out on time, lines running at full speed and no surprise rework after move-in. That’s the outcome you should expect from your contractor.
Whether you’re leasing your first warehouse, expanding a plant that’s out of room or planning a new facility along one of Chicagoland’s freight corridors, Summit can help you get there with less risk and fewer headaches. Tell us how your operation works, and we’ll show you how to build around it.
