Summit Design + Build Celebrates Start of 1040 West Fulton

Groundbreaking Ceremony Marks the Start of Construction for New Office Building

Chicago general contractor, Summit Design + Build, LLC, hosted a groundbreaking October 24th to celebrate the start of construction at 1040 West Fulton. When completed, the site will be home to a 29,000 square-foot, five-story boutique office building with first floor retail.

The groundbreaking, highlighted by remarks from Summit Design + Build President, Adam Miller, brought together members of the project team, community organizations, and friends and family to recognize the project and the firm’s first time as developer.

Summit, a longtime occupant of the now booming Fulton Market, kept an office and Lake and Carpenter when first founded. Shortly after in 2006, Summit moved to its headquarters at 1032 W. Fulton Market where it still occupies the full third floor. Plans are for the firm to occupy the top two floors of 1040 West Fulton following its completion next fall, leaving roughly 14,000 square-feet of office space and 2,800 square-feet of retail space. The new construction also features 17 indoor parking spaces, a fifth floor outdoor terrace and a sixth floor, 2,500 square-foot rooftop.

Demolition and deep foundation work was completed in the weeks prior to the official groundbreaking. Work will progress through the winter months with excavation for basement parking garage, pouring of concrete foundation and slab, heavy timber and steel structural work, and masonry.

The 1040 West Fulton project team includes project architect, Hartshorne Plunkard Architecture; owner’s representative, Carr Realty Advisors; structural engineer, IMEG Corporation; civil engineer, Weaver Consultants Group; and MEP engineer, WT Engineering. The building is being leased by Chad Schroedl, Scott Maesel and Drew Dillon of SVN Commercial Chicago. Construction financing is being provided by First Bank of Highland Park.
