Former meat packing site at 905 W. Fulton Market will undergo major transformation, deliver early 2019
CHICAGO – Chicago general contractor Summit Design + Build, LLC recently began work at 905 W. Fulton Market. Located at the corner of North Peoria Street and West Fulton Market Street, 905 W. Fulton will bring 108,650 square feet of creative, loft office, restaurant and retail space to the Fulton Market District which has been a hotbed for development in recent years.
The four buildings located between 216-232 N. Peoria Street that will make up the new 905 W. Fulton were purchased and rezoned in 2016 by New York-based developer Thor Equities. As with other recent projects along Fulton Market, Lake and Randolph Streets, the adaptive reuse project will transform and repurpose the former meatpacking buildings to office, restaurant and retail space. The largest of the four buildings, 216 N. Peoria, dates back to 1894 with its immediate neighbor to the north, 226 N. Peoria, dating back to 1916. Both were originally home to the Chicago Butchers and Packing Co.
Work at 905 W. Fulton began with the full demolition of two existing single-story structures on the North side of the site. These non-contributing buildings will be replaced by a new 5-story building with first floor retail and office space on the floors above. Work will continue with the selective interior and structural demolition of the buildings on the South half of the site. The historic façade of the three-story building located at 226 N. Peoria will be braced and retained while the rest of the building is demolished. Summit will also complete the new construction of fourth and fifth floor additions to the existing buildings, each with a roof terrace. Both buildings on the South half of the site are contributing buildings in the Fulton-Randolph Market Historic District. These are just two of 88 buildings designated by the City of Chicago that cannot be altered to change what makes them unique and worthy of preservation.
“It is amazing to see how Fulton Market has transformed over the last decade. We have done numerous projects of this nature – 210 N. Green, our office here at 1032 W. Fulton Market – but 905 W. Fulton [Market] will be its own unique project with its own challenges,” said Adam Miller, President, Summit Design + Build. “It is important that we are able to maintain aspects of the buildings that make them an important part of the location’s history. It’s not an easy process but we’re excited to work with Thor to help them leave their unique mark on the neighborhood.”
905 W. Fulton is scheduled to be completed in early 2019.
