Summit Southeast Completes Adaptive Reuse Project

St. Petersburg Florida Adaptive Reuse Project Completed

Summit Design + Build has completed the adaptive reuse of a two-story, 6,900-square-foot commercial building at 2151 Central Avenue in downtown St. Petersburg.

Built-in 1926, the property was originally a multifamily building but received modern upgrades to make way for retail or restaurant tenants on the first floor and office tenants on the second floor. Renovations at the property included new skylights, a new elevator, a new second-floor deck, new bathrooms, 10 private offices, conference rooms, all new windows and a new patio.

The owner of the project, private equity firm The Anderson Group, moved their headquarters into the second floor of the building. Design Styles Architecture provided design services for the project.

The renovation of 2151 Central Avenue in dowtown St. Petersburg Florida is a great example of how to successfully complete a an adaptive reuse construction project.

Shopping Center General Contracting and Construction Remodel

As the popularity of online shopping continues to grow, it is important to consider shopping center renovation and remodel construction upgrades to stay competitive with the market. Retail shopping centers often consist of a group of retail stores that are usually configured as a strip center, plaza or a closed/open-air mall. The renovation of Palms Plaza retail complex in Tampa, FL is a great example of how to successfully complete a shopping center construction project.

Palms Plaza is a 32,500 sf shopping center at the nexus of South Tampa, located along the prominent Dale Mabry Highway. The retail shopping center is situated on Tampa’s most notable retail corridor and it is adjacent to one of the highest volume Publix stores on Florida’s west coast. Originally built in 1982, Palms Plaza shopping center was purchased in 2018 by developer Clover Investment Properties. Clover Investment Properties engaged Summit Design + Build to complete a major façade remodel to refresh the property. The exterior façade renovation of the one-story retail center included new dumpster enclosures, new decorative perforated metal panels and a fresh coat of paint to enhance the complex’s curb appeal as desired by the client. During the construction process Summit was pleased to work closely with a preferred vendor to bring in additional savings for the client. Summit was also able to provide and include multiple value engineering options for the client throughout the process.

The Palms Plaza project was completed while fully occupied, in one of the busiest shopping centers in South Tampa. Summit Design + Build, along with City Pads, Catapult Real Estate Solutions and Cagan Management Group recently completed the construction of Edge on Broadway in the North Side’s Edgewater neighborhood. Summit Design + Build demolished an existing single-story building to make way for the new mixed-use apartment building.

The new six-story, 79,000 square foot apartment building at 6149 N. Broadway features 105 apartment units ranging from studios to two-bedrooms. The building also has 3,700 square feet of first-floor retail space and 45 parking spaces. Edge on Broadway is located just off of the Granville Red Line stop and within walking distance of the Loyola University Chicago campus.

Summit demolished an existing single-story building to make way for the new six-story project, which includes 3,700 square feet of ground-floor retail space and 45 parking spaces. Amenities include a bike room, fitness center, TV lounge and outdoor patio. City Pads and Catapult Real Estate Solutions are the developers. Cagan Management Group will serve as the property manager. New, Six-story Mixed-use Apartment Building Completed in Edgewater

Chicago general contractor, Summit Design + Build, along with City PadsCatapult Real Estate Solutions, and Cagan Management Group recently completed the construction of Edge on Broadway in Chicago’s Edgewater neighborhood. Summit Design + Build demolished an existing, single-story building to make way for the new mixed-use apartment building.

The six-story, 79,00- square-foot apartment building at 6149 N. Broadway features 105 apartment units ranging from studios to two-bedrooms. The building also has 3,700 square feet of first-floor retail space and 45 parking spaces. Edge on Broadway is located just off of the Granville Red Line stop and within walking distance of the Loyola University Chicago campus.

For tenants of the building, the units and amenities include in-unit washer and dryer, parking lot with electrical vehicle chargers, bike room, storage lockers, fitness center with yoga room, community spaces including a TV lounge and community kitchen and an outdoor patio with paver fire pit.

Built Form served as the project architect and Clausen Management Services served as the owner’s representative for Edge on Broadway.

Summit Design + Build Headquarters is Chicago’s First Multi-story Mass Timber Project in 50+ years

Historic YMCA/YWCA becomes apartment building

CEDARst Companies announced this week that their latest historic renovation project, The Duncan, had begun two phases of opening as of July 1. The complex, which served as a YMCA/YWCA regional headquarters from 1907 to 1931, will stretch two blocks and feature 260 units of studios and 1-bedroom apartments. Studios start at $1,146 and 1-beds at $1,430.

The Duncan, which will be managed by FLATS, features more than 120 floor plans and includes in-unit washers and dryers. The studios and 1-beds will open first, along with the lobby. A communal work area, restored basketball court, fitness center and sauna will also open. An open lawn, with fire pits and snacks from a hotdog cart, will debut for residents later this year.

Big names accompany Greenlining Realty’s groundbreaking at Woodlawn Pointe

In a virtual groundbreaking video for its first major development in the Woodlawn neighborhood last month, development firm Greenlining Realty featured speakers such as Pete Buttigieg, Martin Luther King III and Rev. Al Sharpton.

“I am incredibly honored to be breaking ground on the Woodlawn Pointe development, a critical step in reversing the negative effects of redlining in our communities,” said Lamell McMorris, founding principal of Greenlining Realty USA. “While this is a historic moment for our community, it is also an incredibly special time for me personally as we lead this important work in my own hometown and embark on a new path forward for Woodlawn.”

McMorris, who is a native of the West Woodlawn neighborhood, founded Greenlining Realty in 2016 to help reverse the effects of redlining on minority communities.

“Greenlining is doing such important work to help reverse the historically damaging and continuing effects of redlining and to build greater racial and economic equality,” said Pete Buttigieg, former mayor of South Bend, Indiana, and 2020 Democratic presidential candidate. “Tackling issues of systemic racism and correcting the inequities that have existed in this country for far too long is a defining issue for the American project in this century.”

Martin Luther King III, a human rights advocate and the oldest child of Martin Luther King, Jr., referenced his father’s well-known trip to Chicago to highlight inequality in housing. “Over fifty years ago my father came to Chicago to address the issue of housing: affordable, fair and public housing. I want to compliment Lamell and the team for continuing in the tradition of creating a scenario where the community can truly realize its dream,” he said.

One Chicago representative among a dozen finalists selected for ULI award

An adaptive reuse project that aims to preserve one of the original Sears, Roebuck & Co. buildings is a finalist for the Jack Kemp Excellence In Affordable and Workforce Housing Award.  Created by the Urban Land Institute’s Terwilliger Center for Housing to honor outstanding developments in areas such as affordability, innovative financing, advanced building technologies and quality of design, the chosen developments ensure housing affordability for households earning less than 120% of the area median income.

Mercy Housing’s The Lofts on Arthington was included in the finalists for the first category, representing large-scale developments of 100 units or more. Located in North Lawndale, the project turned a blighted structured into 181 affordable homes for over 400 residents.

Chicago’s first multi-story mass timber project in 50+ years

Last month, general contractor Summit Design + Build LLC announced the completion of its new headquarters building at 1040 W. Fulton, representing the first heavy timber construction project in the city in more than 50 years. The five-story building is set up for ground-floor retail and features a green roof. Adam Miller, president of Summit Design + Build, described the project as “an example of what is possible in the modern age of wood construction.”

The firm chose wood for the construction to match the other buildings in the historic neighborhood. “The project really echoes the neighborhood’s history when it was a meatpacking district and the majority of the buildings were made of raw milled heavy timber construction,” said Miller. “Given this history, it only felt right to use similar materials.”

Alcove Wicker Park condos complete

Late last month, Vermillion Development and its sales and marketing firm, @properties Developer Services, announced that they’d finished construction at Alcove Wicker Park, a 43-unit luxury condo building that also features 12 townhomes.

Located between Division and Paulina Streets on Milwaukee Avenue, the development will offer both single- and two-story condos with a variety of layouts and sizes. Every condo will also include a balcony, and the two-story designs will have private entrances. Prices range from $600,000 to $1.15 million. The 4-level townhomes will have 2,895 to 3,475 square feet of living space, including 3 bedrooms, a den, 3.5 baths and a 3-car garage. Each will also have a penthouse room with access to a private deck, with prices starting at $1.135 million.

“Alcove Wicker Park answers the renewed call among city homebuyers for larger living space and access to private outdoor areas,” said Kerry Dickson, director of residential real estate at Vermilion Development. “Flex space in particular has become an absolute necessity as today’s buyers are prioritizing home offices, playrooms and fitness areas.”

How to Successfully Cut a PT Slab Opening

Chicago General Contractor Discusses How to Successfully Cut a PT Slab Opening

A common misconception leads some to believe that the creation of an opening in an existing post-tension (PT) slab is either extremely complex or nearly impossible. In fact, the penetrations of PT slabs are possible when observing proper methods.

PT Slab Opening for Springhill Suites

SpringHill Suites, in Chicago’s Chinatown neighborhood, is an explicitly unique project that required PT slab openings. The 4-story hotel is being constructed over a 2-story existing garage with the second story garage being a PT slab. Due to the uniqueness of the project, Summit had to construct one elevator shaft and two stairwell shafts without affecting the structural integrity.

The process involved quite a bit of research, value engineering, and expert feedback. With the help of our extremely skilled concrete subcontractors, the slab opening was a success. Below are the steps we took.

Steps Taken to Complete the PT Slab Openings

1. The surveyor marked the location of the stair and elevator shaft’s openings.

2. Concrete Scanning Company, with the help of ground-penetrating radiation (GPR), a geophysical method that uses electromagnetic radiations to image the subsurface, located/approximated the location of PT cables.

3. Catch decks were built at the location of the opening to ensure safety prior to the cutting of the slabs. We demolished a patch of the 2nd-floor concrete to check the existence of the PT cable and fortunately, the scannings were accurate.

4. The slabs were unbounded post-tension (PT) slab which means the post-tension systems are fixed to the structure at the end anchorage but are otherwise free to move independently of concrete being greased and encased in plastic sheathing.

5. We then proceeded towards making the cut, leaving some extra length of PT cable from the edge of the opening. This extra length will be helpful to grab onto later in the procedure and restress the cable. This releases the tension in the existing cable causing it to deflect less than 1 inch (imagine holding a string at both ends and cutting the center).

6. Next, we placed the encapsulated anchor and wedge through the PT cable, drilled holes into the outside edge of the slab, placed reinforcement in the perpendicular direction of the cables, and poured the concrete, leaving us with a cleaned finished edge.

7. Stressing equipment is introduced in the anchor and the PT cable is restressed to the desired tension.

8. The above steps are performed on both ends of the opening where the main PT cables run.

9. The inside of the opening is now completely free of any stress and can be cut like any other slab opening.

10. Normally the grease inside the sheaths slows the release of energy when strands are cut and the wedges do not disengage from the wedge. Nevertheless, the former cannot be guaranteed and necessary precautionary measure needs to be considered so as not to cause any snapping of the PT cables at its ends.

1040 W. Fulton Featured on the Wood Products Council Website 

Located in Chicago’s Fulton Market district, a neighborhood packed with historic timber lofts and former meatpacking warehouses, 1040 West Fulton is one of the first multi-story timber office buildings built in Chicago in over 50 years. At the time of the project, the Chicago Building Code allowed a prescriptive path for mass timber construction, but no specific allowances for new technologies such as glulam, CLT, and NLT. The owner, engineers, and design team met with the City of Chicago building officials several times, together with WoodWorks and other wood industry experts. They presented code equivalencies and fire test data and answered questions raised by the City. Now complete, the five-story, 42,000-sf building includes four floors of offices—including two occupied by the owner/contractor, Summit Design + Build—plus ground-level retail and basement parking. The basement and first floor are Type I-A construction, and the floors above are Type III-A heavy timber. Glulam columns, girders, and beams comprise the framing system, and the floor assembly includes a two-inch topping slab. Exterior walls have steel columns and beams that support the brick cladding. The building is fully sprinklered.

General contractor, Summit Design + Build, has recently completed the adaptive reuse of an industrial building for EJ Basler Company in Schiller Park.

The project included the selective demolition and renovation of an existing industrial warehouse to make way for a new state-of-the-art, 33,000 square foot manufacturing facility. Amstadter Architects served as the project architect.

Toying with the idea of expansion for many years, EJ Basler jumped at the opportunity to renovate and expand upon the underutilized industrial building located next door to their campus. Along with managing the selective demolition of the existing facility, Summit Design + Build also oversaw the new construction of the 33,000-square-foot facility with a connecting corridor.

The renovation and new construction also included the installation of a new all-glass façade, structural steel reinforcement, sunlight paneling and Ecosteel insulated metal wall and roof panels, with pre-finished exteriors.
