718 Main Street – Tapestry Station
Summit Design + Build delivered Tapestry Station, a five-story mixed-use building in Evanston featuring 120 apartment units across four residential floors with studio, one-bedroom, and two-bedroom layouts. The building offers a co-working space, a community kitchen, a lounge, a fitness center, a lobby area, and ground-floor retail and restaurant spaces with additional exterior patio areas. A roof deck provides grills, a dog run, pergola seating, and gathering spaces for residents. The project incorporates multiple green roofs along with onsite detention and infiltration systems to minimize rainwater runoff. Completed in March 2024, Tapestry Station provides high-quality housing along the Main Street corridor while connecting residents to nearby transportation options including the Metra line, enhancing both convenience and community engagement.
1400 Monroe
Summit delivered 1400 Monroe, a seven-story boutique condominium building in Chicago’s West Loop comprising 42 two- and three-bedroom units with onsite parking, storage, and a bike room. Designed by Booth Hansen, the building features gray brick and matte metal exterior accents, large warehouse-style windows, and modern interiors by Mojo Stumer. Each unit includes high-end finishes, designer kitchens with Thermador, Bosch, and Franke appliances, quartz countertops, and smart home technology. The project used cold-formed steel framing to maximize ceiling heights and create modern, spacious layouts while speeding construction and improving sustainability through recycled steel content. The project team maintained quality, schedule, and budget while creatively managing crane logistics and site constraints. Completed in March 2022, 1400 Monroe delivers luxury urban residences while fostering community connection with nearby parks, schools, and amenities.
1900 W. Lawrence
Summit led the renovation and conversion of a nearly 100-year-old former Sears department store into a 59-unit rental building with first-floor retail. The project included adding a fourth floor, installing two new elevators, replacing all MEP systems, creating new window openings, and performing a full interior build-out. The design preserved historical elements of the building, including its distinctive tower, while updating the structure to modern residential standards. Completed in December 2020, the project revitalized a historic structure in the neighborhood, providing contemporary housing options and activating the street-level retail corridor, contributing to the ongoing regeneration of the area.
