House of Blues Foundation Room
In 2018, Summit Design + Build completed a fast-track renovation of the House of Blues Chicago Foundation Room, a 1,700-square-foot members-only lounge located on the third floor of one of Chicago’s most iconic music venues. The project transformed an existing dining space into an upscale bar and lounge, blending rich finishes, custom millwork, and stained-glass accents to elevate the guest experience while preserving the space’s artistic and eclectic identity.
Key scope items included merging two private dining rooms into one larger gathering space with a new dedicated entrance, constructing a custom bar, installing hardwood flooring and decorative tile, and building a small performance stage. All mechanical, electrical, plumbing, and fire protection systems were delivered design/build, with new bar equipment, lighting, and utility connections integrated seamlessly into the existing infrastructure.
Working within an occupied, high-traffic downtown location required meticulous planning to minimize disruption to ongoing venue operations. The project was completed on an aggressive schedule, delivering the re-imagined Foundation Room on time and meeting the client’s exacting standards for both function and atmosphere. The result is a refined yet vibrant space that enhances the House of Blues’ reputation as a premier entertainment destination.
Aragon Ballroom
Summit Design + Build partnered with Live Nation to complete a renovation at the legendary Aragon Ballroom in Chicago’s Uptown neighborhood. This landmark venue, known for its ornate architecture and storied history, required upgrades that would enhance guest comfort and staff efficiency without compromising its historic character.
The 9,500-square-foot project included remodeling 2,942 square feet of space to create expanded and upgraded restrooms, reconstructing and relocating staff offices on the first floor, and improving infrastructure throughout. On the second floor, Summit transformed the VIP area with new restrooms, a refurbished balcony, and the conversion of a back stairwell into a private entrance for exclusive guests.
Executing this work within an active, historic entertainment venue meant careful coordination with building management, preservation requirements, and event schedules. Summit’s team successfully delivered modern amenities and functional improvements that support daily operations and large-scale events, all while preserving the charm and authenticity that make the Aragon a Chicago icon.
American Writers Museum
Summit Design + Build brought to life the vision for the American Writers Museum, a first-of-its-kind cultural institution celebrating the craft and impact of American literature. Located on the second floor of 180 N. Michigan Avenue, the 11,800-square-foot project transformed raw space into an engaging, interactive museum environment.
The build-out included new partitions, ceilings, and finishes as well as the full installation of mechanical, electrical, and plumbing systems. Designed for a C-2 small assembly occupancy, the space met all requirements of Chicago’s 2014 Building Code, the Illinois Accessibility Code, and the Chicago Energy Conservation Code. The building’s sprinkler system was fully integrated into the new layout.
Summit worked closely with museum leadership and exhibit designers to ensure that every aspect of the space supported the institution’s mission and visitor experience. The result is a vibrant, thoughtfully constructed environment that invites exploration, creativity, and connection.
City Winery Chicago
Summit Design + Build led the transformation of a former food distribution and storage warehouse in the West Loop into City Winery Chicago, a unique venue that combines dining, live entertainment, and on-site winemaking.
The adaptive reuse required significant structural modifications, including a new foundation and structural system for a mezzanine addition and roof reinforcements to stabilize the existing structure. A dramatic 45-foot glass wall now encloses the event space, offering guests a view of the winery, where 250 wine barrels are stacked five high along the perimeter.
Exterior façade enhancements and the installation of new mechanical, electrical, plumbing, and fire protection systems modernized the building while retaining its industrial character. The completed space blends rustic charm with contemporary amenities, making City Winery a sought-after destination in Chicago’s entertainment and dining scene.
WhirlyBall Projects in the Chicagoland area
Summit Design + Build has completed multiple WhirlyBall entertainment complexes across the Chicagoland area, including Chicago, Naperville, Vernon Hills, and Brookfield, Wisconsin. These multi-level facilities combine the fast-paced, bumper car-style game of WhirlyBall with bowling, laser tag, event spaces, and full-service bars and restaurants.
Each location required a tailored approach to design and construction to meet site-specific challenges, such as zoning requirements, structural modifications, and integration of specialized gaming equipment. Summit’s expertise in coordinating complex mechanical, electrical, and technology systems ensured that each venue delivered a seamless guest experience across its variety of activities.
