Summit Design + Build, XS Tennis Kick-off Constructinon of New Tennis Facility
State-of-the-art complex will house over 30 courts, new classrooms and community rooms
Construction is officially underway at XS Tennis Village, a state-of-the-art athletic and academic facility in Chicago's Washington Park neighborhood. Chicago general contractor Summit Design + Build, LLC started construction following a kick-off with Mayor Rahm Emanuel and Alderman Pat Dowell (3rd) in late August.
The new complex is being erected on a 14 acre site at 5100 S. State St. Of the total 316,650 square feet, 110,000 will be indoor space featuring 12 full-size tennis courts; 4 mini 10 and under tennis courts; locker rooms; offices; players' lounge, and an 8,100 square foot fitness center with a basketball court and sprinting lane. The 206,650 square feet of outdoor space will feature 15 full-size tennis courts, four clay and 11 hard surface, and will include three stadium courts; two basketball courts, and a 150-meter running track.
"The programs that XS Tennis provides are very important to Washington Park and the surrounding communities," said Adam Miller, President, Summit Design + Build. A stone's throw away from the Dan Ryan expressway and a five minute drive from the University of Chicago, XS Tennis Village will serve more than 5,000 youth and community members from Washington Park and other nearby neighborhoods including Woodlawn, Hyde Park, Bronzeville and Englewood. In addition to athletics, the new center will provide academic enrichment through programs like free tutoring, homework support, ACT and SAT prep, mentoring, and health and wellness education. Three classrooms, community activity rooms, a computer learning center, and library will be used for these services.
Williams Architects, who specialize in public architecture and recreational spaces, is providing architectural services for the project.

Summit Design + Build, LLC Starts Work on Prairie Court Townhomes in South Loop
Luxury townhomes to be completed by 2018, bring best of both worlds to Chicago's next residential boom
Chicago general contractor Summit Design + Build, LLC recently started construction on Prairie Court Townhomes, a luxury development in the South Loop's historic Prairie Avenue District.
A joint venture between Sandz Development Co. and Golub & Co., who bring over 90 years of luxury development experience, will see the addition of 55, four-story luxury townhomes within nine buildings at 18th and Prairie Avenue. Buyers can choose from three and four bedroom units that will range from 2,800 to 4,500 square feet.
"Our team is excited that construction is getting underway at Prairie Court Townhomes, and we are thrilled to work with Sandz [Development] and Golub, two great developers, to bring not only new luxury townhomes, but a new community to the South Loop," said Adam Miller, President of Summit Design + Build, LLC. The site was poised to be the home of the X/O high-rise nearly ten years ago, but the plan, which included 479 condos, was abandoned in 2009 after the developers defaulted on their loan. The Prairie Court Townhomes, which will feature individual attached two-car garages, contemporary upscale finishes, brick veneer and accent limestone façades, private wrought-iron ornamental fenced yards, landscaped building courtyards and private rooftop decks, have already garnered serious interest and have enjoyed early sales success by having a scheme that better fits the historic neighborhood. The land was rezoned for residential use of six stories or fewer after its sale in 2011.
The Prairie Avenue District was established over 100 years ago as an escape for the city's wealthiest and was designated a Chicago landmark in December of 1979. "This project brings the best of both worlds – a piece of secluded Chicago history yet easy access to the city's nightlife and cultural happenings," said Miller.
The project will be completed in stages over the course of 30 months based on sales of the townhomes. Chicago real estate brokerage firm @Properties is overseeing the sales at Prairie Court, led by Cyndy Salgado. An onsite sales center, which opened late March, offers potential buyers a glimpse of the Prairie Court lifestyle by taking a three-dimensional virtual tour on a tablet or laptop. Summit Design + Build, LLC Completes 11,000 SF Build-out for Threadless
Artist driven apparel company moves Chicago office to 401 N. Morgan in Fulton Market
Summit Design + Build, LLC recently completed an 11,000 square foot office build-out for Chicago-based t-shirt and apparel retailer Threadless, who moved their offices from 406 N. Sangamon to 401 N. Morgan in Chicago's Fulton Market neighborhood.
Threadless joins the likes of shoe maker Bucketfeet, digital marketing agency Nansen, micro-distillery The Brass Monkey, and event venue Morgan Manufacturing as the newest tenant at the 88,000 square foot complex. The complete structural renovation and conversion of 401 N. Morgan, which started as seven separate buildings, was also completed by Summit Design + Build in early 2014.
"It certainly helped that we were already familiar with the location. This allowed us to create the best space for Threadless," said Brian Sundermann, Senior Project Manager, Summit Design + Build, LLC.
15 years after their inception, Threadless shifted production to facilities in Ohio, North Carolina, Florida and California. This prompted the move to 401 N. Morgan as they no longer needed additional warehouse space. 401 N. Morgan, owned by Marc Bushala's MAB Capital Management, set aside 25,000 square feet of office space to be used by creative or tech companies as part of the Fulton Market Innovation District. Threadless' 10 year lease on the space brings the building to full occupancy.
"We don't see the influx of innovative companies in Fulton Market slowing down anytime soon, that's for sure," claimed Sundermann.
Founded in Chicago in 2000, Threadless is an artist driven apparel company that sells anything from t-shirts to shower curtains. Built on the principal that products make great canvases for creative minds, all merchandise is designed by an independent artist and carries the artist's name. Their office will be no exception to this as independent artists will be commissioned throughout the year to decorate the office walls with lively and colorful murals. Walls near the elevator landing have already been covered in a piece by San Francisco street artist Lauren Asta, whose work can also be seen at the corner of Lake and Morgan streets.
The open concept loft space also features floor-to-ceiling windows, exposed concrete floors, a photo lab, and a shared rooftop amenity space. Partners by Design provided architectural services for the project.
Summit Design + Build, LLC Breaks Ground on 36-Unit Boutique Apartment Building in Chicago, IL
This 36-unit building, designed by FitzGerald Associates Architects, will include a contemporary design featuring copper-colored glazed brick inspired by the site's previous building and a main entryway highlighted in red brick.
Summit Design + Build, LLC has broken ground on a 36-unit boutique apartment building in Chicago's River West neighborhood. The six-story building, located at 851 W. Grand Ave., will offer a mix of studio, one- and two-bedroom units. The property will also feature 18 parking spaces and is slated for completion by mid-2017. FitzGerald Associates Architects is the design firm of record, and Chicago-based Monroe Residential Partners is the developer.

Meat packer one of the latest on list to move from Fulton Market
Summit Design + Build, LLC recently completed the renovation of 120,000 square feet of space for Economy Packing at 4501 W. Ann Lurie, just south of the Stevenson Expressway. The building in the Crawford Industrial Park is home to Economy Packing's new warehouse and distribution facility after the company sold four buildings in the Fulton Market meatpacking district last year.
Economy Packing is just one of the latest to leave Chicago's Fulton Market, an area with a characteristically industrial feel that has historically been home to food distributors. Like others, the mainstay ran out of space in their old home at 939 W. Fulton Market. With real estate demand in the West Loop and the Fulton Market District at an all-time high, Economy Packing made the move out of the neighborhood and enlisted Summit Design + Build to complete the renovation of the old Kronos Foods building in Archer Heights for their new packing and distribution center.
The space at 4501 W. Ann Lurie includes roughly 10,000 square feet of office space, 95,000 square feet of warehouse space, and 15,000 square feet of completely upgraded freezer space, specifically one large freezer and one smaller blast freezer. Other upgrades include 20 refrigerated loading docks for quicker and safer transfer of products. The new and reconfigured office space will also better accommodate Economy Packing's 100 employees.
Economy Packing was founded in Chicago in 1932, and since, has been recognized as one of Chicago's largest direct receivers of fresh poultry, beef, lamb, veal, pork and seafood. By improving their facilities, Summit Design + Build helped Economy Packing maintain their high quality and excellence in service and six-day-a-week delivery throughout the Chicago metro area, including next day order completion and delivery.

Summit Design + Build Completes Construction of Michael R. Lutz Family Center
Newest Wicker Park location boasts 12,000 square feet of light, fresh educational space
Summit Design + Build, LLC, Chicago's premier general contractor, recently completed the ground-up construction of the Michael R. Lutz Family Center for the Jewish Council for Youth Services (JCYS).
Located at 2129 W. North Avenue in the Wicker Park/Bucktown area, the center is one of four early childhood education centers owned and run by JCYS, joining the Michael R. Lutz Family Center in Chicago's Lakeview neighborhood, the Northwest Family Center in Buffalo Grove and the George W. Lutz Family Center in Highland Park.
Summit Design + Build was retained to construct the new two-story, 12,000 square foot center after plans to rehab the sites old bow truss brick building proved inefficient. The new space, filled with natural light from large windows, also features seven classrooms, staff offices and an outdoor play area. Classrooms on the second floor, separated by movable partition walls, can be turned into a full floor event space. The 2,000 square foot playground, accessible on the second floor, used a specialty roof system called an upside down roof to allow for the installation of the rubberized play surface. The exterior façade was created using slate shingles and porcelain woodgrain tiles for a fresh, natural look. The project was completed roughly two months ahead of schedule.
"It was a pleasure to work with JCYS and help them create the space necessary to expand their services," said Brian Sundermann, Senior Project Manager, Summit Design + Build, LLC. "We were aggressive with our construction timeline, but ultimately it was the strong client relationship that led to this project being completed well ahead of the 2016-2017 school year."
Members of Summit Design + Build's project management team celebrated the completion with JCYS at a ribbon cutting Sunday afternoon.

Founded in 1907, JCYS provides early childhood education, recreation and leadership programs in a "second-home" environment for children of all ages. The Michael R. Lutz Center in Wicker Park plans to serve 300 families with services such as infant and toddler care, full and half day preschool, kindergarten enrichment, after school and vacation day programs and summer camps.

Newest location marks third in Chicago for national mortgage lender
Summit Design + Build, LLC recently completed an office build-out for PERL Mortgage. The build-out was completed while Summit Design + Build was working on the remodel of the base building at 413 N. Carpenter in Chicago's Fulton Market. Skokie-based Ravine Park Partners is the owner of the 23,000 square foot mixed-use property which consists of approximately 11,453 square feet of commercial space and 10 lofted apartments.
The newest 4,000 square foot location, which features private offices, open offices, conference rooms, a kitchen and reception area, is PERL's third office in Chicago, joining their corporate office at 2936 W. Belmont in Avondale and office at 101 W. Grand in River North. They also have locations in Deerfield, Homer Glen, Naperville, Oak Brook, Oak Park and Schaumburg and are licensed in 26 states. PERL has consistently been ranked as one of the top 100 mortgage lenders in the nation.

Summit Design + Build, LLC Completes Office Build-out for The Nerdery in Chicago, IL
Summit Design + Build, LLC has completed construction on a new two floor office space for The Nerdery at 1033 W. Van Buren, a seven-story, 84,000 square foot office building owned by The Pizutti Companies, in Chicago's West Loop neighborhood.

According to David Brown, senior project manager leading the project team for Summit Design + Build, The Nerdery's goal was to create a destination that inspired creativity, learning and connection for its both its employees and clients. The 24,000 square foot office build-out features three exterior walls that are comprised of mostly windows which allows for lots of natural light and offers great views of the city. Construction plans included a variety of places for the firm to gather and use both formally and informally. The "Town Square" which serves as a central hub integrates an open kitchen with a large meeting and dining area that has built in bleachers for larger gatherings. The space also has over 25 conference rooms, huddle rooms and other informal work areas.
